The Airport Business Complex is a $33 million, 134-acre multi-building complex directly south of Philadelphia International Airport. Investor First were responsible for sourcing and structuring the transaction and introducing it to an Irish investor group.

Investor First was responsible for sourcing both the private equity and the mezzanine finance to participate in this $80 million condo-hotel development located in Orlando, Florida. The development will contain 200 units and is due for completion in 2008.

Leopold Square is a £27 million mixed-use development located in Sheffield city centre. Investor First were responsible for sourcing a leading Irish hotel operator for 47,000sq ft of space. Other services provided to the hotelier client included re-engineering, cost planning, project management & oversight.

The Magpie is a £2.3 million development of 20 apartments located in York city centre. Investor First were responsible for the development and construction of units on behalf of clients. The project also included sourcing the site, negotiating finance, obtaining planning, cost management, design enhancement and procurement.

Investor First acquired this 50,000 sq ft grade ‘A’ office on behalf of an Irish investment syndicate. Investor First were also retained by the purchasing group to provide diligence on the project, to review all development related documentation and support the acquisition and build out process.

Provided a mezzanine finance package to secure the purchase of 60 units in this city centre development. Development, planning, value engineering and sell down services were also provided to make the complex work as an extended stay location. The total transaction had a gross development value of £11 million pounds.

Currently in advanced negotiations on behalf of an Irish owned hotel group and local Manchester developer, for the provision of a 108 bed hotel and 40 serviced apartments, on a gateway site in Manchester - expected value £20m.

In partnership with Crosby Homes (award winning UK developer) Investor First offered its clients off-plan investment in this development overlooking the Granada TV studios. Rossetti Place is excellently located off Deansgate (Manchester’s main thoroughfare) and is adjacent to Spinningfields, Manchester’s new central business district.

Through its partnership with Crosby Homes, Investor First secured exclusive rights to pre-sell off-market investment units in this development to its client, prior to the official launch in the UK. The Orion Building is a John Rocha designed, landmark development located between the Mailbox and New Street Station (in Birmingham’s city centre).

Investor First secured a block of investment units, on an exclusive basis, for its client base from its development partner Crosby Homes. The Southside development is well located in Birmingham city’s cultural quarter close to Birmingham’s landmark Bullring development.

Ice House is an extended stay (serviced apartment) development located in Nottingham city centre. Through a partner serviced apartment operator (the Prem Group), Investor First were able to offer its clients investment units with a guaranteed yield of 6% and a 10 year lease in place.

Through its relationship with the developer Investor First secured exclusive investment units in this development for its Irish clients. Investor First’s Development Director (Liam Hayes) also acted as Construction Director for the development of this 13 storey, 180 unit famous music venue located in Manchester’s vibrant Deansgate area.

Plantation Park is a gated-community development set on 18.6 acres within 10 minute walk of downtown Disney World. Investor First gave its clients and channel partners the opportunity to purchase a freehold investment unit within this development, including a guaranteed yield of eight percent.

Through its relationship with the Home Business extended stay brand, Investor First we able to offer its clients access to a 4 star extended stay development located close to Lake Geneva. The development offered a guaranteed yield of 6%, a lease for 11 years and a 19.6% Vat refund.

Dean St. is an extended stay (serviced apartment) development centrally located in Birmingham city. Investor First offered its clients access to off-market investment units in this development with a guaranteed yield of 6% and a 10 year lease in place. One of Investor First’s serviced apartment partner firms, The Prem Group, operates the units.

Located beside Liverpool’s commercial centre and minutes from the waterfront, The X-Building is another high specification development by award winning developers Crosby Homes. Investor First exclusively offered investment units in the X-Building to its Irish client base.

Greenquarter is a mixed-use development built by Crosby Home. It is located in the northern part of Manchester city centre, 500 yards from Victoria train station and the Arndale Centre. Investor First secured access for its clients to the first phase of thirteen phases this expansive scheme.

In partnership with a leading extended stay operator in France, Investor First secured exclusive access to investment units within this development. Located in the new business and university district of Paris (Paris Rive Gauche) these units also included a guaranteed income for at least 11 years.

Located 20 minutes south of Orlando, Southern Dunes is situated in the development featuring the Southern Dunes Golf & Country. The Villas at Southern Dunes gave Investor First clients the opportunity to purchase a free hold unit with a short term rental license in place and a guaranteed rental for two years.
